Q: How does the application process work if there will be multiple roommates?

A: Each adult applicant must apply separately, provide income information, and add a guarantor if needed. Only one guarantor is required for the entire lease. For clarity, key steps are listed below:

Q: How long can I hold a unit after applying?

A: You may hold an apartment for up to 14 days from its available date after submitting the application and $50 nonrefundable fee. You then have two weeks post-approval to finalize move-in.

Q: What are the application fee, admin fee, deposit, and deposit waiver options?

A: Onnix charges an application fee, admin fee, and either a standard deposit or a monthly deposit waiver. The standard security deposit typically ranges from $500 to $1,500 based on screening. A nonrefundable monthly deposit waiver is available at $36 or $66 per month instead of a traditional deposit; choosing the waiver lowers upfront costs but is not refunded at move-out. Policies

Q: What is the lease break policy?

A: To terminate your lease early, you must provide at least a 30-day notice, pay an early termination fee equal to two months’ base rent, and cover rent during the 30-day notice period.

Q: Do you allow Emotional Support Animals (ESA) or Service Animals?

A: Yes, ESAs and Service Animals are accepted with required documentation. For a complete list, see below:

Q: How do I add a roommate, change my lease, or sublease?

A: Residents can add or remove roommates through the community’s standard approval process, which requires an online application, applicable fees, and a completed roommate release. All changes must be reviewed and approved by the office to ensure eligibility and compliance. Subleasing is not allowed. For a complete list, see below:
