Q: What amenities are available in the community?

A: Somerset provides a wide range of recreational, fitness, and community-focused amenities, including:

Application

Q: How much is the application and admin fee?

A: The application fee is $50 per adult, paid at the time of application and nonrefundable. The administration fee is $200 and is paid once at move-in.

Q: What if I need a cosigner or guarantor? What are the requirements?

A: Cosigners or guarantors must submit a separate application and meet specific qualification standards, including:

  • Proof Of Income Of At Least 4x The Monthly Rent
  • Satisfactory Credit And Rental History
  • Tax Returns Or Bank Statements If self-employed
  • Verification Of All Submitted Information

Q: How long does it take for my application to be processed?

A: Most applications are processed within 2–3 business days after all documents are received. You will be notified by phone or email if additional information is required or when a decision is made.

Q: What are the application requirements?

A: Applicants must meet income, documentation, and screening requirements. For a complete list, see below:

  • Income: At Least 2.5x Monthly Rent (applicants) And 4x Monthly Rent (guarantors)
  • Screening: Credit, Background, And Rental History
  • Documents: Government-Issued ID And Social Security Card Or Tax Return/W-2
  • Proof Of Income: Last Four Pay Stubs Plus One From Six Months Ago
  • Employment: Typically 6+ Months In Current Job, Or An Offer Letter And First Paystub For New Positions

Q: What are the requirements for move-in, and which payments are due at what time?

A: Move-in requires several payments and setup steps. These include:

  • Security Deposit (if not using a deposit waiver)
  • First Month’s Rent Or Prorated Rent
  • $200 Admin Fee
  • Any Selected Service Fees (parking, pet rent, etc.)
  • Renter’s Insurance And Utilities Set Up Prior To Key Pickup
  • Keys Released Only Between 3:00 PM And 5:00 PM On Move-In Day
  • Payments Accepted Via Cashier’s Check Or Resident Portal (debit/credit online)

Q: How far in advance can I hold or reserve an apartment?

A: After approval, you may hold a ready/available apartment for up to 2 weeks with a paid deposit. For move-in dates further out, check online for availability closer to your desired timeframe.

Policies

Q: What is the cancellation or refund policy for applications and deposits?

A: Application fees are nonrefundable. Security deposits are refundable only if the application is denied. After signing the lease, the deposit is held until move-out and may be used for damages as outlined in the lease. If you cancel after approval but before move-in, the admin fee is nonrefundable.

Q: Are utilities included in the rent?

A: Utilities are not included in base rent. Residents must set up and pay for electricity and Internet. Water, sewer, and trash are billed by usage through Conservice, and valet trash is $25 per month plus a city fee.

Q: How does the parking system work? Are there reserved spots or garages?

A: Parking includes several options:

  • Open, Free Parking For Residents (one vehicle per leaseholder)
  • Reserved Spaces Available For $60/Month
  • Carports Available For $75/Month
  • Guest Parking Is First-Come, First-Served And Requires A Pass
  • No Private Garages

Q: What is your pet policy, and are there breed restrictions?

A: The community allows up to two domesticated pets and requires:

  • $400 Nonrefundable Pet Fee (covers up to two pets)
  • $35/Month Pet Rent For One Pet Or $45/Month For Two
  • Compliance With Breed Restrictions (e.g., pit bulls, German Shepherds)
  • Pet Screening Profile For All Residents With Pets
  • Service And Emotional Support Animals Accepted With Legal Documentation

Q: Are short-term leases available? What is the lease term range?

A: Lease terms range from 3 to 15 months. Short-term leases (3–6 months) have higher monthly rent, and availability varies by apartment.

Q: Do you accept Section 8 or housing vouchers?

A: Section 8 vouchers are considered on a case-by-case basis. Most successful applicants use Denton Housing Authority. Applicants must still meet standard qualification requirements, including credit and rental history screening. Please reach out to the leasing office if you have questions about the voucher program.

Q: Are there smoking restrictions?

A: Yes. All residents must sign a Smoke-Free Addendum. Smoking is prohibited inside units, and designated outdoor smoking areas are provided.

Q: What is included in the monthly rent?

A: Monthly rent includes only the base apartment cost. Additional monthly charges may include:

  • $57 Amenities/Community Fee (valet trash, pest control, package lockers, maintenance)
  • Water/Sewer Billed By Usage
  • Trash Service At $25/Month Plus A City Fee
  • Reserved Parking, Carport, Or Pet Rent If Applicable
  • Resident-Paid Electricity, Internet, And Cable

Tours

Q: How do I schedule a tour? Are walk-ins welcome? Do you offer virtual tours?

A: Tours can be scheduled by phone, online, or in person. Walk-ins are welcome based on staff availability. Virtual tours are not typically offered, but online photo galleries are available, and staff may provide unit-specific photos by email upon request.

Apartment Features

Q: What features are available in unit?

A: Apartment features vary by unit and may include the following:

  • Energy-Efficient Appliances
  • Custom Tile Backsplashes
  • Breakfast Bars
  • Walk-In Closets
  • In-Unit Washer/Dryer In Select Units
  • Patios/Balconies
  • Vaulted Ceilings
  • Fireplaces Or Sunrooms In Some Units

Q: Do any apartments or buildings have elevators?

A: No. Somerset does not have elevators. Some buildings have up to three stories accessible only by stairs. Please let us know if you require a first-floor apartment to meet accessibility needs.

Q: Are washers and dryers included? Which units have them?

A: Most homes include a washer and dryer. The smallest floor plans—such as Begonia and Gerber Daisy—do not include a washer and dryer or hookups.
